I know this is a step most people don’t address but its argubly the most important. Before you can consider buying a home it’s important to take a step back do a thorough evaluation of where you stand financially. Yes, this is an  important step  to get the preapproval but it’s also important because the purchase is just the  beginning of the financial responsibility you’re about to take on.

This is the step that makes it real. A preapproval is where you start your house hunting journey. This makes it where any offer you submit it taken seriously and gives you an idea of where you can begin your hunt price wise.  TIME TO START THE SEARCH

Once you’ve gotten a good idea of where you stand financially and approved to start looking it’s so very important to sit down and start deciding on your non negotiable list. It’s absolutely possible if you have a limitless budget to get everything on your want list but if you’re like most of us, thats just not going to happen.  What should I do first? Then what should I do second and then third? 

 

Honestly there is more than one correct answer to this question. Before you even start the hunt getting a good idea of your financial health is essential which is why getting a preapproval is going to be one of your first steps. A lender is going to evaluate where you are financially so that you make it through underwriting .They’ll tell you exactly what you need to work on.

Second step is to be still. Buying a home is a big decision but it does not define you. It does not define your future. Before my home purchase I was very much excited to buy a home but God did not give it till I accepted

 How do I decide on a budget for a property?

So, generally your pre-approval will tell you how much home you can buy but just because you’re pre-approved for a certain amount does not mean you should spend it.  Generally you’re pre-approved for more than you afford if you’re able to put more than the minimum down which for a FHA loan is .035%. The goal is not being house poor. Figure out how much you want to spend a month and be sure to include all home related expenses such as your mortgage and interest, mortgage insurance, property insurance, taxes, and go from there. 

No matter what the numbers say you know what you’re comfortable with. You know what you can afford without sacrificing the lifestyle you deserve
